Flashing and penetration leaks

A roof leak is traced to where the water enters, often well away from the stain. A roofer stops the active leak, protects the rooms below, repairs the entry point and dries and records any framing that took water.
Start with the bucket. Put a container under the wettest spot, move furniture and electronics out of the drip and cover what cannot be moved. Switch off the light and any appliance in the wet area at the switch, and keep clear of any ceiling that bulges.
Then note when the water started, whether it comes in only in heavy rain, and which way the wind was blowing. Water runs along a rafter or a deck board before it drops, so the stain sits downhill of the leak. A roofer starts in the attic and works up from the wet framing.
Call the line and say where the water shows. A clear description gets a roofer to the right part of the roof on the first visit, and the scope is written once the entry point is confirmed.
Keep out of a room where the ceiling sags or is wet. Switch off electrical items at the switch and do not climb a wet roof to attempt a repair.
Containers and sheeting go down first. Electrical items are moved or switched off, and any sagging ceiling is cleared and roped off.
The roofer follows the wet framing uphill from the stain to the point where water first enters.
The roof is walked, where safe, to match the entry point to a flashing, a vent, a valley, a shingle or a joint.
The repair is made at the entry point, with the nearby joints checked, because a leak often has a second entry.
Wet insulation and damp decking are dried or removed according to the readings. Photographs and readings go into a written record.
By following the wet framing back up the roof. Water tracks along rafters and sheathing before it shows, so the entry point is usually uphill of the stain.
A roofer starts in the attic. The wet path shows as darkened sheathing, a wet rafter or daylight at a nail hole. The wettest point is nearest the source, and the roofer moves uphill until the framing is dry. A moisture meter helps where insulation hides the wet area.
On the roof, the flashing and penetrations are checked first, then the covering around them. A leak after a storm often comes in at a joint the wind has opened, so the storm's wind direction is part of the diagnosis.
Contain the water, protect the room and photograph the damage before anything is moved or cleaned.
Water on plaster and carpet does its damage quickly, so the first hour is about keeping it off the surfaces it soaks through. Photographs taken before anything moves, with the date visible, show where the leak began.
Do not climb a wet roof to attempt a repair. A temporary cover is the most a homeowner should try, from a secure position, or left to the roofer.
When the leak has more than one entry, when the decking is soft over a wide area, or when the same spot leaks after each repair.
A single leak with a single cause is a repair. A roof that leaks at several points, or whose decking gives under foot, has reached the end of its life in that area, and the replacement question is answered in writing.
A leak that returns to the same spot after each repair means the cause was not found. The roofer should look at the framing and the flashing before the covering is touched again.
The entry point, the cause, the repair made, the materials removed and dried, the readings at the start and the end, and the photographs.
A short written record should name the entry point, state the cause, list what was replaced and dried, and give the readings at the start and finish. Without that record, a later leak becomes a dispute about who did what.
The record also says what was not done. An ageing area found elsewhere is named and dated as outside the leak repair.

Shingles lifted by wind, or decking exposed by a tornado, repaired with a patch or a replaced section.
Water that backs up behind a clogged gutter or drain and finds its way under the edge.
The FACTS sheet names the coastal flood events of March 2018 and after Ian in 2022, and a leak after such an event is traced to its joint before the covering is changed.
The FACTS sheet gives no housing or roof-type figure for Newport News, so the page does not state which kinds of roof leak most often here.
Leaks in Hampton, Poquoson and along the York River are traced the same way, and the travel is shown on the quote.

After a nor'easter or a coastal flood, a roof can be checked from the ground and from inside the building.
Switch off the light and appliances at the switch and keep clear of fittings near the water. If water is near the panel, leave the power alone and say so.
Often the entry point can be covered the same day. A full repair and drying may need a second visit.
That depends on the policy and the cause. The insurer decides, and the record helps either way.
Water travels along framing and under finishes before it drops, so the roofer starts from the attic.
